Jay Phillip Swearingen
North San Antonio Real Estate Strategist
Licensed in 1998, Jay’s professional life has focused on real estate. He has lead projects of downtown economic development in three cities and Texas and Oklahoma, culminating in the revitalization of the 36-block area of north downtown Oklahoma City (known as Automobile Alley for the large number of first generation automobile dealerships along Broadway) devastated by the bombing of the Alfred P. Murrah Federal Building.
Raised and educated right here, Jay has a deep passion for all things San Antonio and what it means to DWELL in the Alamo city.
Jay honed his old school negotiation and relationship-building skills while serving in the state house of representatives. And he uses those skills
daily to get the best possible outcome for his clients, whether buying or selling.
As a cutting edge technophile, Jay blends his old-school skills with new school savvy. Jay has replaced the old-school “three P’s of real estate:
- Putting a sign in the yard
- Place in the MLS and
- Pray for a buyer
With new-school “Three P’s of Real Estate”
- Preparing the property for sale: including cleanliness, repairs and staging
- Pricing the property right: the are of setting the Goldilocks asking price to get the property sold with the best terms, and
- Promoting the property: gone are the days of praying for a buyer, Jay makes it happen with an aggressive traditional and social media promotion schedule.
But above all, Jay is a client-focused. As a member of the National Association of Realtors, Jay is held to a higher standard than other real estate agents. His #1 value?: Put the clients needs before anyone else’s needs… including his own.
